A Quiet Title Action is a lawsuit filed in Superior Court. The purpose is to establish a party's title to real property against anyone and everyone, effectively "quieting" any challenges or claims.
Conventional vs. Quiet Title Against All the World
Georgia has two main types of quiet title actions:
- Conventional Quiet Title: Used to remove a specific, known cloud (like a specific fraudulent deed).
- Quiet Title Against All the World (In Rem): Creates a completely clean slate. Required for tax deed properties to establish absolute fee simple title. Requires a Special Master appointed by the judge.
