About
The Georgia Heirs Property Law Center is a dedicated not-for-profit law firm committed to building generational wealth and strengthening communities by securing and preserving property rights across Georgia. Since 2015, the Center has provided crucial legal services to heirs property owners, nonprofits, and municipalities, focusing on remediating fractured titles, increasing equity, and facilitating wealth transfer to future generations.
Our comprehensive services are designed to address the complex challenges associated with heirs property, which represents an estimated $47 billion in frozen equity for the state. We offer:
- Legal Support & Title Clearing: This includes conducting thorough title abstracts, facilitating family meetings, navigating probate processes, and initiating quiet title actions. We also utilize legal tools such as management agreements, powers of attorney, and the consolidation of title into single ownership, LLCs, or trusts to secure marketable title for our clients.
- Land Loss Prevention & Estate Planning: To prevent future land loss and foster generational wealth transfer, we assist individuals in developing robust estate plans, preparing last wills and testaments, and establishing advanced directives for healthcare and financial powers of attorney.
- Asset Education: We provide vital financial education on home and land ownership, helping clients grow assets for the next generation. This involves engaging with governmental and nonprofit partners to assist with land/timber management plans, qualification for USDA programs, and access to home repair and disaster recovery initiatives.
The Center's mission is to increase generational wealth, economic value, and community stability for low- and moderate-income Georgians. Our staff works diligently throughout the state, offering direct legal services funded through strategic partnerships, grants, and contracts. We are licensed in Georgia and committed to providing either free or discounted services based on client qualifications, ensuring access to justice for those who need it most.
